The real estate project rating division of CRISIL, known as Crest, chalks out five broad parameters – the builder’s repute, innovation and construction quality, financial and legal aspects – before it rates a project.


Third-party certifications


Nowadays, people often go in for proactive measures such as home inspections and third-part audits to attest the quality of their home before moving in. Such audits, which should be gotten done by auditors registered with the Quality Council of India, provide safeguards against unpleasant surprises. In fact, many builders have already started seeking certifications from rating agencies and councils promoted by the Planning Commission of India.


Testing quality with technology


Technology can come to the rescue of prospective homeowners, albeit at a set premium. People can go in for standard load bearing tests and non-destructive tests. The former tests the building’s capacity to withstand the load and the latter judge specific requirements since quality cannot always be judged by raw materials that the home builders use.
