Vizag Beach Homes – Things to know before buying a beach home

The beauty of the Vizag beach homes is unparalleled – the joy of waking up to the sounds and the sights of the great Bay of Bengal is truly incomparable. Although living in waterfront properties has many, many perks, there are certain things one should keep in mind before buying a waterfront property in Vizag –

Understanding the region

Home buyers should understand the foundations of the area and the distance of the property from the sea before they zero in on a

coastal area. Due to environmental changes such as global warming, sinking, upwelling, rip currents, tidal and man-made effects, the sea levels have risen and advanced by quite a few metres in the last two decades. Combined with the threat of rapid soil erosion, the foundations of coastal structures are being carefully evaluated every year. Home buyers should also find out how far the water bodies are from the property they intend to buy, and decide on whether they want to stay very close to the body of water or at a distance.

Finding out the property history

CRZ (Coastal Regulation Zone) and VUDA (Visakhapatnam Urban Development Authority) have laid down guidelines for properties that are constructed facing the sea. Home buyers should examine documents to make sure that the property is not at the centre of any land dispute and follows the rules laid down by the VUDA and CRZ.

Purpose

Vizag beach homes are often bought as secondary holiday homes, although locals are increasingly buying their primary homes by the waterfront as well. Most of the waterfront properties in Vizag lie on Beach Road, which extends throughout the city up to the outer suburbs and districts such as Bheemunipatnam as well. In case it is a primary home, home buyers should consider how far the place is from schools, colleges, workplace, markets, etc. They should also consider their lifestyle while buying the beach property – whether it is a 1/2/3/4BHK luxurious apartment, villa or a row house. Depending upon the area, one should also determine their budgets and how much they intend to spend on the waterfront property.

Digging into property details

Home buyers should dig into property details of the Vizag beach homes and find out the reputation of the builder and his past projects. They should also check for access to utilities such as sewage, water, electricity, etc. one of the best ways to find out reviews and feedback about the property would be to talk to neighbours with similar properties and obtain their feedback about the place. Getting in touch with a real estate agent would be the best thing, especially for first time buyers.

Despite the hiccups, the Vizag beachfront has some amazing properties for home buyers, one such project being Shriram Panorama Hills by Shriram Properties. With forests and hills on one side and the beach and a view of the Bay of Bengal on the other, Shriram Panorama Hills is the perfect example of a sustainable township – where contemporary home designs are meeting the natural surroundings, built in a modern way to suit the home buyers’ lifestyles.

Vizag Commercial Properties for Sale – Things to Know

Number of buyers searching for Vizag commercial properties for sale has increased manifold in the last couple of years. The cosmopolitan port city has found renewed interest in its real estate owing to infrastructure development, availability of land space due to expansion, and focus on the city as a potential state capital due to the Telangana issue. However, buying and owning a commercial property, although rewarding and exciting, can be daunting. Summarized below are the things that buyers should know before investing in commercial properties in Vizag –

Investigate the area

When it comes to commercial properties, location is an important aspect. Buyers should consider a host of aspects surrounding the

Vizag commercial properties for sale

region – average property values, the socioeconomic status and income levels in the area, the demographics and the ages of the residents, unemployment rates, and even growth rates in similar areas. This will help buyers understand how the neighbourhood is likely to change and grow in the coming years.

Investigate trends and popular areas

While buying Vizag commercial properties for sale, it is always better to be aware of the real estate trends in the region; not to mention popular hotspots and focus areas for commercial real estate. In Vizag, commercial real estate space is the most sought after in areas such as Siripuram, Sampath–Vinayaka Temple Road, Daba Gardens, Rama Talkies–Maddilapalem Road, Asilmetta Junction, and Dwarakanagar and VIP Road. Rentals in these areas ranged from INR 80 – 110 PSF. Also, the lower floors of buildings were seeing an upward trend rather than the upper floors.

Working with a partner

Sometimes, getting loans for buying commercial real estate can be hard. The process is relatively easier if one has a deal partner that one can trust in terms of reputation and financial standing. Having a partner has its benefits – not only is it easier to qualify for loans for purchasing the commercial property, but it also means that one has an extra hand to help qualify for credit and make the necessary down payment towards the loan.

Hiring a broker

When it comes to investing in Vizag commercial properties for sale it is better for people, especially the first time buyers, to hire a broker to oversee the entire process for them. However, one must make sure that the broker they decide to work with has enough experience in the commercial real estate market in Vizag.

Feedback and reviews

One of the best ways to get feedback about the property and the area you are looking to invest in is talking to current renters of the properties in the building or the area. One can find out about the neighbourhood in general, the clientele, the rent rates and returns in the last few years and currently, how to go about renewing leases and what aspects to look for before investing in commercial property in the area. This will give buyers a good idea about the potential profits they can expect while investing in commercial real estate.

Chennai Hot Properties

With such an able work force available on hand, it is no wonder that SEZs, software companies, automobile and other industries are thriving. Employment opportunities and safe quality living environment make Chennai a hot property destination. While on one hand, the guaranteed future growth has made sure there is a healthy working population, occupying the city, tapping this potential are the property developers who have moved far beyond the confines of the city limit and focus on quaint suburbs that have become business hubs.

Chennai is seen as a traditional living space that has retained its old-world charm of classical music concerts or kacheris, temples and traditions, yet opened up its boundaries to become a major IT development center with SEZs and EPZs boosting other industries as well. Be it north or south Chennai, there is a vast potential for expansion and growth along its suburbs where a huge bulk of Chennai hot properties are selling like hot cakes.

The GST road or the Grand Southern Trunk road is an arterial highway that connects the southern India to the rest of the country via Chennai. A well established, rail-road connectivity makes real estate along this highway sell out like hot cakes. Every builder is competing to take advantage of this situation and create a living space for the potential, young, employed population.

Along the north runs the NH4 that is again conveniently connected to the GST with a by-pass, reducing travel time and zero traffic snarls, making it the second most preferred real estate area. This national highway is a well-established road network, leading up to the IT hub Bangalore, dotted with popular suburbs along the borders.

One can witness that the space requirement of SEZs, EPZs, software companies, automobile, telecommunication and other industries have led these employment providers to establish along these two arterial roads, the GST and NH4. With such a potential population looking for shelter, real estate has truly boomed for Chennai hot properties.

Shriram Properties is the prestigious real estate development part of the Shriram Group. Their USP is to locate space and develop projects that combine the essential factors of a dedicated real estate property – economical, comfortable, spacious, pollution free, convenient and progressive value appreciation. Keeping these factors as basic, Shriram Properties has developed Shriram Shankari in Guduvanchery, the busiest suburb of South Chennai, next to Tambaram.

Shriram Shankari – The Gateway is a prestigious gated community that offers world-class amenities with a comfortable living space. It combines the cosmopolitan and traditional lifestyle with a fully revived lake taking care of the water supply and an established rainwater harvesting, water recycling and sewage treatment plant, making it a self-contained community. It also has the locational advantage of being the closest residential community to many industries, SEZs, educational institutions and other facilities.

Tapping the potential of north Chennai, Shriram has identified Valarpuram, the quaint suburb located close to Sriperambudur, a buzzing suburb in close vicinity to automobile, software, SIPCOT and other industrial establishments. At Valarpuram, Shriram OneCity has created a living space that builds a strong sense of community. The properties are vaastu-complaint and villas are built with no compound walls on purpose, eliminating the first physical barrier for community living.

Shriram has combined quality living with comforts that are conventional yet cosmopolitan, creative value appreciating assets for Gen-Next.

Motorsports Chennai: Madras Motor Sports Club

Motorsports Chennai is synonymous with Madras Motor Sports Club, a pioneering organization that is promoting motorsports in this city. The founding of this club is rather unusual and interesting. The summer of 1953 saw a tall Englishman Rex Strong and a short Indian K Varugis, racing down chasing each other from Chesney Hall to the parking lot of the catholic center, only to realize that racing would be more fun if organized off the roads. And that’s how Motorsports Chennai got its own vroom track, filled with action and adventure.

motorsports Motorsports Chennai: Madras Motor Sports Club

motorsports chennai

Though the Sholavaram race track has the perfect setting for Formula racing, Government bureaucracy soon caught up and the Madras Motor Sports Club had to look for an alternative track. The search finally presented the 300 acre Irungattukottai race track hosted its first race in 1990 with a track that is 11 meters wide and 12 major curves. The first of its kind in India, this race track in Sriperumbudur hosts 14 racing events, both cars & bikes and an equal number of TSD rallies in the city.

Top level auto racing series Formula 5000, Formula Two and Formula Atlantic are the regular events that Sriperumbudur witnesses, apart from mopeds, scooters, superbikes and Indian saloon car racing. For those who love to live the adrenaline rush, MMSC keeps your heart pumping and thumping with even practice tracks for amateurs.

The early members of MMSC, popularly called the Pancha Pandavas or the five Pandavas from the epic Mahabharat, contributed immensely to nurturing the idea of Motor Sports and a good number of their family members still take to racing across the world. Thanks to the sporting action provided by the MMSC, the Sriperumbudur Race Track has become a popular tourist attraction. With such an interesting history and a remarkable beginning, Motorsports Chennai makes for a prestigious neighborhood.

Reflecting the heat on the race tracks is the fast selling real-estate spots in and around Sriperumbudur and its neighboring suburbs, with builders vying for more space and investors looking for value appreciating assets. Located in close vicinity to the historical Madras Motor Sports Club, plethora of quality education institutions, industrial units and theme parks, Valarpuram, is one such suburb that is selling out hot cakes.

Shriram’s OneCity is the prestigious gated community project, developed in Valarpuram, one quaint suburb that stays put away from the hustle and bustle of the city life, yet lets its occupants enjoy the convenience of living in a city. With locational advantage of the highway connecting Chennai with the IT hub Bangalore, OneCity is indeed a value appreciating property.

Bringing with it a sense of community living, OneCity has villas to suit every budget, designed to offer privacy and comfort with vaastu-compliant constructions. While the elders get to spend more quality time outside the confines of four walls, with comfortable landscapes and walking-tracks, children have dedicated play areas and get to enjoy the fun of outdoors. Luxe IMAX Chennai: A New Era of Entertainment

Luxe Imax chennai opening date

Luxe IMAX Chennai, which opened its doors to the public on Tamil New Year Day 14th April, 2014, has certainly caused widespread excitement in the city. The huge theatre, which has 11 additional screens apart from the IMAX screen, is located at the well-frequented shopping, dining and entertainment hub of Phoenix Market City in Velachery and is operated by the famous SPI Cinemas of Chennai.

pair of custom movie tickets 12192 1 300x243 Luxe IMAX Chennai: A New Era of Entertainment

Luxe Imax Chennai

A Popular Destination

The Sathyam Cinemas–owned, hugely popular entertainment destination SPI Cinemas’ talks with the US–based IMAX Corporation fell through 4 years back when they were toying with the idea to open an IMAX screen in Chennai. Until last year, every metro in the country, with the exception of Chennai, had at least one IMAX screen. It was finally then that a four–theatre deal was signed between IMAX and SPI Cinemas in an effort to bring the magic of IMAX to Chennai, as well. Now, there are two separate IMAX screens in the city – Luxe at Vellachery and Palazzo at Forum Vijaya Mall at Vadapalani.

Image Maximum

IMAX – that stands for Image Maximum – has a huge fan following in the southern city. The movie-loving crowd of Chennai looks for more than just watching a movie – they seek a fulfilling and full cinematic experience. IMAX looks to do just that, transforming the way the audience experiences the movies. The establishment of the IMAX screens at Chennai under the aegis of the SPI-owned theatres is the perfect venue to launch the IMAX experience in Chennai city, which happens to be a key market IMAX in India. This move will also bring IMAX a step closer to achieving critical and commercial success in the region as well as throughout the country.

Luxe IMAX Chennai is predominantly being targeted and marketed to the young, upwardly mobile, working professionals, as is demonstrated by the preferences and tastes of the population in the neighbourhood and the surrounding areas. The rationale behind this move is that different segments of the population, in this case the young, working professionals want a different movie going experience on the whole. It is with this thought that the screen has been established in Phoenix Market City which is an extremely popular choice for a place to hangout for young professionals looking to unwind after a long day’s work. Additionally, the fact that there are 11 screens apart from the IMAX screen itself is a heartening development since south Chennai residents had to earlier travel across the city to watch movies.

Luxe IMAX Chennai, with its fewer, wider seats, the latest in audio and projection technology and the fantastic interiors, complete with a piano and chandelier, is all set to break the convention and deliver a trendy, contemporary and never-seen-before cinematic experience to its avid moviegoers. Now playing a host of multi-lingual movies and enthralling the audience completely, Luxe IMAX is where every stylish movie-watcher wants to be.

Architecture of Holiday Houses

beach house 1261915 m Architecture of Holiday Houses

Holiday Houses

Holiday houses are all about relaxation, recreation, and reinvigoration. Today, an increasing number of people are opting for interestingly-built, cozy holiday homes, which act as a retreat of sorts.

The beach holiday home

When one says holiday, a cozy house by the beach is the first thing that pops into the mind. In a beach house, the view is everything, so most contemporary beach homes are built upside down – the master bedroom, the living and the dining areas are being built on the topmost level to get the view. Sloping wooden roofs, small cozy decks and patios, and colourful wooden shutters are characteristic of old-world beach homes. Today, people are falling in love with the architecture of modern beach homes, which usually have clean lines, are made entirely of wood, steel and glass, and have straight roofs and huge glass windows illuminating everything on the inside – a modern tribute overlooking the mighty ocean. The outdoors are given importance in beach holiday houses, complete with elevated patio and sun decks, an overflowing swimming pool and hot tub, and ample place for seating for the guests to enjoy the view.

The rustic country holiday home

Country holiday homes are all about contrasts – luxury meeting tradition, dynamic colours meeting earthy hues and nature meeting technology. Traditional country homes are built primarily of wood and stone, complete with vaulted ceilings, wooden shutters, formal dining areas, arches, pillars and columns, and a picture-perfect small garden with huge trees overshadowing the house. Today, country holiday homes are undergoing radical changes due to living preferences. Modern country homes are usually built of brick, have flat roofs, two levels with most of the living areas on the first floors, and a swimming pool with a lounge area. Newer architectural designs for country holiday homes are displaying structurally different living styles, with the house split in three distinct zones in the shape of the letter “T” with huge glass windows overlooking a landscaped, contemporary lawn with an outdoor fire pit. Most architectural plans such feature the living, kitchen and guest rooms downstairs and the master bedroom upstairs.

The mountain holiday home

Traditional mountain homes make use of stone brick and wood, complete with wood and stone plaster, a brick stone fireplace, wooden kitchen and ceiling and stone bathrooms. Contemporary mountain holiday houses combine form and function with design, and are made of a variety of materials including concrete, stone and wood, depending upon the landscape. Various natural and engineered materials such as aluminium, glass tile, stainless steel, metal, fibre, stones and wood are usually used in mountain homes to create a feeling of snugness and beauty. Sloping vaulted and flat roofs, peaked roof lines, large floor-to-ceiling glass windows and skylights, along with an open floor plan with a living space, a mudroom, bedrooms and fireplaces are atypical of mountain holiday houses. Today, modern mountain homes also have converted exteriors, complete with swimming pools, patio seating and sun decks to enjoy the light warmth of the sunshine and the gorgeous view.

Building Trends for Modern Houses

modern house Building Trends for Modern Houses

Modern Houses

With changing times, modern houses are getting creative with the architecture and craftsmanship, focusing on efficient living rather than lavish amenities. With the real estate business on the upswing after the recession, the construction industry is looking at new trends in strategies, rather than just the structures. Summarized below are certain latest trends of the modern homes industry –

Building elements

Right from fumed, limed and breached wood to washed, gray and white woods with a matte finish, the natural element of wood is becoming extremely popular in modern architecture. Other elements such as reclaimed steel and aluminium, brick, iron, and porcelain tiles for the flooring are also being used to give homes an exotic look.

Green buildings

Today, the world is shifting towards energy-efficient buildings in a bid to reduce the carbon footprint and the consumption of energy. With people accepting the fact that energy costs are bound to rise, green homes are the first step towards long-term energy efficient solutions. Some installations of green homes include energy efficient windows, use of recyclable or sustainable materials, advanced air and water filtration systems and solar energy solutions.

Bathroom trends

Bathrooms have gone from being merely functional to being a combination of function and style in modern houses. Bath tubs have mostly been replaced by glass-enclosed standing showers, with homeowners looking to soak in the shower experience with curb-less showers and low-flow showerheads. Floating shelves have replaced cabinets, saving the precious footprint and allowing for more creative bathroom design which includes decorative wall decals and even wall art.

Open floor plans

Homeowners today usually prefer open floor plans due to its versatility. Cleaner lines, lesser walls, open kitchens leading to the formal dining area or entertainment areas/lounges, glass sliding or lift-and-slide doors designed to open and disappear for saving space, and fewer tiny rooms and hallways are characteristics atypical of contemporary homes. Open floor plans afford more useable space — the kitchen that opens to the den and possibly dining areas.

Innovative space solutions

As the sizes of homes decrease, finding storage spaces are becoming even more difficult task. Contemporary homes are catering to this unique problem using innovative solutions such as built-in storage units and using the staircases and the space beneath the stairs for storage. Such ideas are increasingly built into the original design of the house.

The great outdoors

Today, homeowners of independent homes are increasingly realizing the valuable, under-utilized square footage of the humble outdoor space. In an effort to make every square inch of living livable and usable, today outdoor spaces of modern houses are being increasingly converted to patios, sundecks, landscaped gardens, open-air fireplaces and pizza ovens with outdoor seating for get-togethers and even into kitchens, leaving space on the indoors to be used for other useful purposes.

One of the biggest trends to take over the construction industry is more and more homeowners turning their homes into an escape; a place to unwind, relax and retreat. Not only is this trend becoming popular but it is set to rule the roost in the building trends for modern homes for the years to come.

Tips to Shop for Home Furnishings

interior 3 908321 m Tips to Shop for Home Furnishings

Home Furnishings

Shopping for home furnishings does not mean that one needs to break the bank or hire a designer. With a little bit of patience, a dollop of imagination, and a good amount of looking around, you can not only be able to afford the furnishings of your choice, but also get them to match the rest of your home. Summarized below are certain tips which will help you shop for furnishings for your home –

Identify your style – Check out movies, magazines, the internet and do lots of window shopping to discover your decorating style – whether it is eclectic, contemporary, rustic or casual and whimsical. Making note of favourite colours, patterns, and textures will also help you narrow down choices when you go shopping.

Measure, measure, measure – Understand and consider your current and future lifestyle and make sure you measure the spots in which you intend to place new furniture. Doing so is crucial to make sure that the future furnishings fit your needs and doesn’t underwhelm or overwhelm the room.

Determining budgets – Determining budgets and prioritizing purchases will help you in not only finding great stuff, in home furnishings options across price ranges, but you will also end up with the most needed furnishings first.

Understanding each furniture – The delicate nuances for different furniture and furnishings are different and specific to each of them. For example, while shopping for couches, be sure to examine the springs to determine whether they are durable, comfy, and if they will last long. For wooden furniture, be sure to check out the insides of the drawers, behind the doors, the ends of entertainment centres, tables and bookcases, and check each and every crevice. Fabrics should be well-aligned.

Checking out reviews – It is important to check out reviews of the furnishings by the manufacturer before purchasing any major furniture. Investing in furniture requires a lot of thought and one should never invest in a hurry.

Checking out second-hand stores – Not all furnishings need to be bought first hand – you might end up obtaining some great finds at second-hand stores. Chaise lounges, armoires and quaint sofas could be found at such stores.

Negotiate – You should not shirk from haggling and negotiating while buying furniture. Since many furniture retailers mark up their stock radically, negotiating sometimes saves you as much as 20%.

Being alert for deals – Scanning ads and window stores for best deals, sales, or financing deals with 0% interest rates for 6–12 months will get to access to furniture deals in time. Buying new can be expensive, and checking out places with deals can be a good place to collect some unique pieces of home furnishings.

Reading up on warranty – It would be a terrible thing to spend a huge amount of money on furnishings only to discover that the damages to the furniture are not covered under the contract. Hence, once should always read up on the warranty to help you understand exactly what is covered under the warranty and what is not.

Today, with climate change becoming common parlance and energy bills becoming financial headaches, the number of people opting for energy-saving homes has grown beyond the realm of just eccentric and enthusiastic energy savers. More than just a current fad, eco-friendly homes help reduce the carbon footprint and sustain natural resources, apart from saving energy bills. Summarized below are certain simple ideas that homeowners can follow in order to transform their space into a eco house –

Bathrooms

Low-flow showerheads, which were ineffective earlier, have improved dramatically due to the demand for them, and they cut water consumption by almost 60–65%. Additionally, showerheads use almost two-thirds lesser water than baths, wherein the water can later be used for the plants. Modern high-efficiency toilets use lesser water than standard toilets. Using the Greywater recycling system significantly cuts down water consumption, as it recycles water from showers and bathtubs and reuses it for flushing toilets.

Kitchens

Keeping refrigerators to the warmest possible setting and giving the fridge room to breathe and not jamming it against the wall will save much energy. Another excellent idea to convert your house into an eco house is by installing recyclable cabinets and countertops. Installing aerators in kitchen faucets, using energy-efficient washing machines and not using dishwashers to wash dishes end up saving much water.

Furniture

Wood used for the furniture does not necessarily mean involve cutting down trees; today sustainable wood harvested from forests and tree farms as well as reclaimed wood are very popular options for furniture. Apart from the above, using bamboo, recyclable metal and plastic, modular as well as second-hand furniture are excellent options for making a house eco-friendly.

Lighting

With standard light bulbs becoming less popular due to their enormous energy intake, energy-saving options such as CFLs and LEDs are becoming popular. Apart from lights, modern dimmer switches to adjust the amount of light in the room and occupancy sensor switches which automatically turn off the lights when there is no one in the room are also better alternatives for saving energy through lighting fixtures.

Technology

More and more individuals are installing solar panels in their roofs so that they can draw solar energy. This requires the home to use less electricity, which can save much money on the power bill.

Other aspects

Instead of using carpets that use adhesives which are health hazards and add to indoor pollution, opting for area rugs made of recycled materials and wool that can be shaken out and vacuumed on both sides is a better option. Using natural materials such as wood, cork, and bamboo is even better. Additionally, rooftop gardens are also becoming hot property with respect to an eco house, insulating the house naturally. In fact, modern rooftop gardens are built such that rainwater drainage is also done successfully and homeowners needn’t work towards removing the same.

Style At Home: Decorating Your Home with Organic Accessories

leaf 63 1435433 m Style At Home: Decorating Your Home with Organic Accessories

Style at Home

Rustic materials, recycled glass, neutral shades, linens and coir – décor style at home just cannot get any better. Once limited to random shell collections and flower arrangements, the organic, nature-inspired now rules the roost in the home décor arena. Organic accessories breathe life into a room, enhancing the beauty of the surroundings with their simple yet ethereal looks. Once limited to accessories placed strategically in a room, organic décor today includes a wide spectrum of objects, ranging from bamboo pendant lights to flokati rugs.

Lighting fixtures

Organic lighting fixtures such as coco, Cosmo and mesh-shaped pendant lights made from bamboo plywood, aluminium and wrought-iron, metal frame and elm-wood whimsical-shaped floor lamps and table lamps, tea light and twisted vine candelabras, recycled glass globe lights, Moroccan hanging lamps, vine leaf and lotus flower glass chandeliers make for some amazing lighting décor. Nowadays driftwood candelabras and quartz tea light holders are popular accent and mood lighting options in home décor.

Found beauty

Organic décor style at home is incomplete without bringing the nature in. Right from pinecones, driftwood, and the bare branches of a tree to rocks, pebbles, seashells and corals, and even vintage antlers, natural objects grab eyeballs. Driftwood and tree branches fashioned as coat racks, wild sea flowers bunched up in glass bowls, nautical rope coasters, a seashell-inspired wind chime, distressed wooden oars, wispy beach grass, and pebbles and coloured sand in Mason glass jars make for some inspiring organic home accessories.

Area rugs, mats and linens

Scrappy shag lather rugs, wool and flokati rugs in natural colours, recycled Morocco-inspired rugs, teak bath mats and ochre river stone mats as well as coir door mats beautify the flooring in the house. Woollen and silk throws in British colours, hand-printed and embroidered linen pillows and wood bead tassels for the drapes and curtains give the furniture a thoroughly rustic land organic look.

Great greenery

Indoor gardens sitting in tree logs, framed wall art of succulent flowers, large leaves sitting in cylindrical vases and fern and moss wall art or even wreaths provide for an organic antidote to the décor of a home. If one is a thorough plant lover, then one can even create small terrariums using glass bowls, conical and cylindrical vases, providing the perfect place to display mosses, ferns, small houseplants, flowers, and other natural elements. The mix and match collection provides for the perfect centrepiece for the dining table or the living room.

Other accents

Recycled balloon vases and hand-blown glass objects, straw pumpkins fashioned as light holders, incense spirals to give the Asian look, wicker baskets and bowls, woven hampers, lined sea grass trunks and wire basket racks, vintage floor-length mirrors with wooden frames, Papier Mache objects, teak wall art, Feng Shui-inspired stone décor such as a Namaste Monk or the Lucky Elephant, vintage clocks, ceramic wall art and even gold and silver coloured old-world temple bells are just a few objects that will make the décor style at home thoroughly organic.

Are You Getting a Quality House from Home Builders?

ivy covered house 400 clr 12466 4 262x300 Are You Getting a Quality House from Home Builders?

Home Builders

When it comes for prospective homeowners to choose home builders, one of the top factors taken into consideration is the overall quality of the house. Not only does a buyer wish to ensure that the house looks good, remains liveable, and has good resale value, but he also wishes to ensure that the house does not develop maintenance and repair problems and is safe for his family, as well. With stories of deliberate flouting of housing laws and neglect of structural soundness being played across the country, how does one ensure that he/she is getting a quality house? Read on –

Sound paperwork

Although all builders promise ‘quality construction’, very few provide the details. Buyers should ensure that the purchase agreement also entails a schedule wherein the specifications and related to lighting and sanitary fixtures and fittings, windows, doors and flooring are also there. Putting details on paper puts pressure on the builders to necessarily deliver what they have promised.

Unannounced visits

A few unannounced visits to the construction site to check upon various specifications such as soil investigation, structural design, concrete mix, wall and slab thickness, fixtures and furnishings will help buyers understand what materials the home builders are using, instead of having to fight it out later. For example, buyers could ask for a copy of the soil test that builders are supposed to conduct before commencing construction. Also, buyers can easily see the quality of the paints, marbles, tiles and the plaster once the unit has been constructed, or ask the builders about the brands used.

Builder’s reputation and star-rated projects

A shortcut of sorts to ensure quality construction till some extent is to go in for projects by big, established builders. The thumb rule in India is – construction quality depends on the builder’s reputation. Branded builders not only employ trusted contractors but also ensure quality control and follow standardised construction norms. Another quick way is to opt for a star-rated project. The real estate project rating division of CRISIL, known as Crest, chalks out five broad parameters – the builder’s repute, innovation and construction quality, financial and legal aspects – before it rates a project.

Third-party certifications

Nowadays, people often go in for proactive measures such as home inspections and third-part audits to attest the quality of their home before moving in. Such audits, which should be gotten done by auditors registered with the Quality Council of India, provide safeguards against unpleasant surprises. In fact, many builders have already started seeking certifications from rating agencies and councils promoted by the Planning Commission of India.

Testing quality with technology

Technology can come to the rescue of prospective homeowners, albeit at a set premium. People can go in for standard load bearing tests and non-destructive tests. The former tests the building’s capacity to withstand the load and the latter judge specific requirements since quality cannot always be judged by raw materials that the home builders use.

In the end, a thorough and in-depth analysis which includes most of the above should be necessarily performed on the part of prospective homeowners to ensure a quality home.

Inspiring House Floor Plans for Duplex Apartments

blue print draft set 400 clr 9721 300x225 Inspiring House Floor Plans for Duplex Apartments

House Floor Plans

House floor plans for duplex apartments are gaining popularity in today’s real estate market due to evolving living needs and rising disposable incomes. Duplex apartments essentially are two-storied apartments connected by inner stairs. Giving the feeling of a house more than that of a “flat”, duplex apartments are great living options for families who are looking for a home with more than one level, but do not want to live in an independent house. Additionally, they are great alternatives in case families have lots of guests over or if they live with elderly people. What’s more, homeowners also get attached facilities that most lavish housing complexes have today, including gyms and health clubs, parks and gardens, recreation rooms and sports areas and a host of other amenities.

Duplex apartments in India have floor areas beginning from a 2BHK having an area of 1,900 sq. Feet to a 4 or more BHK apartment with an area of more than 4,000 or 5,000 sq. feet, or even more than that. Most duplex apartments have minimum two bedrooms, going up to 4 or more bedrooms. In most plans, the master bedroom is on one level and the smaller ones are on the other, providing the much-needed privacy that the usual apartments do not have. Most of the contemporary house floor plans for duplex apartments are open living plans, allowing homeowners to design the space according to their needs. Additionally, the more traditional duplex apartments usually feature full length ceiling-to-floor glass windows, large kitchens, minimum three bathrooms, a common room or a lounge, and an attic or a loft, which are usually on the second level. The staircase with straight flight stairs is usually pushed to a corner of the house, with it aligning with one of the walls of the house, making it easier for elder people and children to climb and descend.

However, floor plans for duplex apartments are constantly changing, since many families looking to lead private lives while living together, such as the in-laws on one level and the young couple on the other. To help their case, some duplex apartments have separate living on both floors with two living areas, dining areas, kitchens, and one or two bedrooms and bathrooms on each level, which essentially makes it two homes combined as one.

Today, even 2-children families are opting for duplex apartments with a view to give each child his/her privacy. Other modern floor plans are making way for study rooms and playrooms for children on the second level. Duplexes also offer separate storage rooms on both levels. Modern duplex house floor plans catering to young professionals are more elaborate, complete with cloakrooms, entertainment areas, lounges, pantries, walk-in closets, offices, saunas, game room, and even an exercise room, with the intention of catering to their lifestyle. Even staircases are going from a simple straight flight stairs to elaborate spiral, winder, and arched staircases.

With affordable duplex apartments on the rise on the real estate market, people are increasingly opting for them, giving them the advantage of living in an independent home with the luxury of apartment amenities.

SIPCOT and Industrial Growth in Chennai

business man in city 400 clr 14038 1 262x300 SIPCOT and Industrial Growth in Chennai

SIPCOT

Industrialization plays a major role in the economic development, and when SIPCOT came into existence in 1971 it proved this notion right. Tamil Nadu, well-known for its rich cultural and traditional heritage started out as an industrially viable state and thanks to SIPCOT it was able to develop and maintain industries with growth potential, across the state.

Right from establishing industrial complexes, parks and growth centers, at the backward regions of the state, SIPCOT has also set up six, sector specific Special Economic Zones (SEZs) that have immensely contributed to the economic development and help bring balance in foreign earnings. Apart from this SIPCOT has also helped establish and develop 20 industrial complexes in 12 districts across Tamil Nadu.

Tapping the potential IT and ITES industries, SIPCOT set up the Sriperumbudur Industrial Park in Kanchipuram district, a Hi-tech SEZ that hosts industries for Electronic, Telecom, Hardware and Software services. While taking advantage of the booming IT scenario, SIPCOT Industrial Park at Irungattukottai Sriperumbudur Taluk has also set up footwear SEZ in Kanchipuram district.

As a nodal agency of the Government of Tamil Nadu, SIPCOT instead of accelerating growth in already developed and densely populated areas, strives to ensure industrial growth and disbursement of financial aid towards suburbs and under developed areas of the state, thus ensuring an overall industrial growth plan. This has paved way to not only quantitative but qualitative industrial development in Tamil Nadu.

Any development creates a ripple effect across everything related to it and the same principal has worked wonders, wherever SIPCOT set up its industrial parks and SEZs. Sriperumbudur and its neighboring suburbs have seen a tremendous increase in population with increased job opportunities and potential development. This in turn has turned these otherwise quaint Chennai suburbs into a commercial zone making them a real-estate hot spot.

Valarpuram is a fast growing suburb located close to Sriperumbudur. With great location advantage, combined with the peaceful settlement away from the hustle, bustle and pollution of a populated city life has made it a popular choice for settling down. Residential complexes have spurted up thanks to the increasing migrant population and the demand for residences.

Shriram OneCity, the prestigious project of Shriram Properties, has redefined the modern urban living. This gated community is a standing example of quality living combined with the advantage of value appreciation. Targeting the population working in these industrial complexes, OneCity is one advantageous investment that saves time with convenient location and money with rightly budgeted residences.

Proving advantageous both ways, new buyers stand to gain with value appreciating property combined with quality living and situated in close vicinity to their work place and second-time investors get the best ROI adding to the economically feasible rental income.
